Why so many new homes here get new floors right away

Port St. Lucie has been one of the fastest growing cities in Florida, and most of that growth is new construction on the west side. Tradition, Southern Grove, Riverland, Verano and the neighborhoods off Becker Road are full of homes that are only a few years old. A lot of them were built the same way: tile or LVP in the living areas and carpet in the bedrooms.

Carpet keeps the base price down, which is why builders use it. Then the owners move in, and in a humid climate with sand, pets and kids, carpet is the first thing they want gone. The usual swap is to replace the bedroom carpet with LVP, laminate or tile, often matched as closely as possible to the floor in the rest of the house.

What makes flooring different on the Treasure Coast

Almost every home here sits on a concrete slab, not a wood subfloor. That changes the job. Concrete can hold moisture, and it is rarely perfectly flat, so the prep matters as much as the product. A good installer checks for moisture and flatness before laying a single plank. The humidity is the other big factor. It is the main reason you see so little solid hardwood in Florida homes and so much LVP, tile and engineered wood.

Questions homeowners ask

Can I replace just the bedroom carpet and keep the tile in the rest of the house?

Yes, and it is the most common job in newer Port St. Lucie homes. The main questions are how close you can match the color and how the new floor meets the old one at each doorway. Hard floors usually sit at a different height than tile, so the installer will use a transition strip or a reducer at the doorway.

Is LVP or laminate better for a Florida home?

LVP handles water better, because most of it has a waterproof core. Laminate has a wood based core that can swell if water sits on it, though some newer laminates are made to resist spills. For bathrooms, laundry rooms and homes with pets, most people pick LVP or tile. For dry rooms, laminate can feel more solid and resist scratches well.

Do flooring installers in Florida need a license?

Florida does not require a state contractor license for flooring work on its own, under Florida Statute 489.117(4)(a). Counties and cities can have their own rules, such as a local business tax receipt, so confirm with your city or county. Whatever the rules, ask for proof of insurance.

How much does it cost to replace carpet with LVP?

On the Treasure Coast, installed LVP commonly runs somewhere around $4 to $9 per square foot including the floor, though the real number depends on the product, the prep and the trim work. Carpet removal, moving furniture and new baseboards or quarter round can add to it. See the cost guide for more detail.
