For a rental or a flip, the floor has a different job. It has to look good in listing photos, hold up to tenants and pets, and go in fast so the unit is not sitting empty. Investors on the Treasure Coast mostly land on the same answer: one durable LVP through the whole unit, with tile where water is a constant.
What investors usually choose
- One floor everywhere. A single neutral LVP through every room looks clean in photos, has no transitions to trip on or break and is easy to patch.
- A thicker wear layer. Around 20 mil holds up much better to pets, furniture and move outs than a thin one.
- A common color. A popular, widely stocked color is easier to match later when one room needs repair.
- Spare boxes. Keep a box or two in the garage. Replacing a few damaged planks is cheap when you have them, and hard when the product is discontinued.
Floating or glue down
Floating click LVP is faster and costs less. It is easy to pull up and replace a few planks. Glue down LVP holds up better to heavy furniture, rolling loads and water that sits around the edges, and it is common in multifamily units. The slab has to be flatter and cleaner for glue down, so the prep costs more.
Timing a turnover
Tell the installer the date the unit has to be ready. Carpet to LVP in a standard home is often a one to two day job if the slab is in decent shape. Tile removal, leveling or tile adds days. Order the product early, since a backorder is the most common reason a turnover runs late.
Paperwork
Get a written quote and an invoice that lists the product name and color, which you will want later for repairs and for your records. If the property is a condo or in an HOA, check the rules on hard flooring and contractor access before the job.
Permits, licenses and who is responsible
Many cities and counties do not require a building permit to replace floor covering alone, but rules differ and some jobs include other work that does, such as moving a toilet or changing a doorway. Confirm with your city or county building department. The installer is responsible for its own work and any permits the job needs.
Florida does not require a state contractor license for flooring work on its own. Florida Statute 489.117(4)(a) leaves flooring out of the trades that need state certification or registration. That is not the whole story, because counties and cities can have their own requirements, such as a local business tax receipt or a local license, and a job that touches plumbing or electrical work brings in other rules. Local rules can vary, so confirm with your city or county. Either way, ask any installer for proof of insurance.

Questions homeowners ask
What is the most durable floor for a rental?
Porcelain tile is the most durable, but LVP with a thick wear layer is the most common choice for rentals because it is quicker to install and easy to repair plank by plank.
Can I put LVP in a rental condo?
Often yes, but many condo associations require approval and a sound underlayment before carpet is replaced with a hard floor. Check the condo documents first.
How fast can a flooring crew turn a unit?
Many standard carpet to LVP jobs take one to two days. Tile removal, slab repair or new tile add time. Having the product on site before the start date helps the most.
